Day-to-day management of residences 


  • Conducting regular inspections regarding the general condition of the property;
  • Ensuring that all appliances are functioning and that the electrical, plumbing, heating and ventilation systems are in good working order, noting any repairs or maintenance required;
  • Checking doors, windows, locks, exterior elements such as gutters and drainpipes, driveways, yards and fences.


  •  Issuing work orders to qualified contractors (local whenever possible) for all servicing, including: repairs and renovations, painting, cleaning, window replacement, changing of locks, yard work, snow removal;
  • Inspecting all contracted work and ensuring remedial action is taken when necessary.

Move-in / Move-out process

  • Ensuring property is in proper move-in condition;
  • Familiarizing workers with their new residence and providing information about the community — shopping, schools, transit, police and fire;
  • At the end of the workers’ stay, providing clear information regarding the move-out date and procedure, return of keys, and the condition the property is expected to be left in;
  • After move-out, conducting a thorough inspection and inventory of contents, noting any missing or damaged items and doing any follow-up required.


  • Keeping accurate records for all activity relating to the property;
  • Acquiring contact info for all residents of the property, obtaining signatures on documents where necessary;
  • Carefully tracking all keys;
  • Keeping a detailed inventory of the contents of the residence and responding immediately to any irregularities;
  • Maintaining accurate and current digital and hard-copy files of all third-party work orders, invoices and receipts;
  • Preparing reports when required.
